Boundary Surveys
Performed to document the perimeters, or any portion thereof, of a parcel or tract of land by establishing or re-establishing corners, monuments, and boundary lines. A
boundary survey may further include preparing descriptions of property, locating fixed improvements, platting, or dividing property.
ALTA/NSPS Land Title Survey
An ALTA/NSPS survey is a detailed property survey commonly required for commercial
real estate transactions. It combines a boundary survey, field location of selected
improvements, and their relationship to documents provided by a title commitment or
by the surveyor. Furthermore, an ALTA/NSPS Survey must be acceptable to a
title insurance company for the purpose of insuring title to said real property free and
clear of survey matters, except those matters disclosed and indicated on the survey.
Construction Staking
Construction staking transfers the measurements from approved construction plans onto the actual property. Stakes and markings show contractors where buildings, roads,
utilities and other improvements should be placed and at what elevation.
Topographic Surveys
A survey of the selected natural and selected man-made features of a part of the earth’s surface by remote sensing and/or ground measurements to determine horizontal and vertical spatial relations helping engineers, architects and property owners plan a project.
FEMA Elevation Certificates
Provides site elevation data needed to comply with community floodplain management ordinances, to determine the proper insurance premiums. Depending on the controlling jurisdiction requirements Elevation Certificate may be required pre, during, and post construction.
Mean High Water Line (MHWL) Survey
A survey to establish the location of the Mean High Water Elevation as provided by FDEP on the shoreline of tidally influenced waters. This line is the boundary between private upland property and the submerged land owned by the state in its sovereign
capacity.
Florida Department of Environmental Protection (FDEP) Survey
Required by FDEP for permits to build seaward of the Coastal Construction Control Line (CCCL). Consist of a boundary survey including location of improvemetns, vertical data referenced to NAVD 88, location of the coastal construction control line, mean high water line, seasonal high water line, erosion control line, and other applicable items for FDEP review.
Orthophotography, Photogrammetry, Aerial Photography
Utilizing our unmanned aerial system or drone equipped with a camera, and our state of the art processing software, we can produce a variety of deliverables to best suit your needs. Orthophotography creates geometrically corrected aerial images with a uniform scale and can be used for accurate maps on state plane coordinates. Photogrammetry
utilizes overlapping aerial photographs to create 3D models containing surface information. Photogrammetry is generally only good for bare ground applications.
We can also provide photos taken with the drone for marketing and general site information.
